Why Lake Monticello Homeowners Pick Integrity Design + Build

The test of a good addition is simple: a year later, can anyone tell it wasn’t always there? That comes down to the details most people never think about until they’re staring at a bad example. The roofline has to flow, not collide. The siding and trim have to match the originals, weathered and all.

The foundation has to tie in so the new floor doesn’t settle differently than the old one. Nail those, and the addition disappears into the house. Miss them, and it reads as a box stuck on the side forever.

Integrity has spent two decades getting those details right across 500 additions in central Virginia. Design, engineering, permits, and construction all run through one team, so the people drawing the plans are the same people making sure they get built that way. Nothing falls through the cracks between the design and the finished room.

The result is an addition that feels like original construction and a 15-year structural warranty that backs it up.

Integrity did a tremendous job with the work that they did on our house.

The project they took on was quite extensive but they did quality work within the time frame promised. I would recommend them to all my friends.

We had them do a number of projects at our farmhouse; they were great! Always on time, and worked even on a weekend to finish.

They offered creative solutions to water migration and we came in on budget. I highly recommend them.

Cost of a Home Addition in Lake Monticello

Most additions land between $189,000 and $200,000, though a bigger or more involved build can run $300,000 or more. The three real Integrity projects below show how much the scope swings the number:
Project Size Scope Highlights Cost
Screen Room (Earlysville) 216 sq ft Shed-roof screen room with LVL beam, 11 Elite vinyl windows, ThermaTru fiberglass entry door, Bruce hardwood floors, beaded ceiling with faux beams, in-wall fireplace, concrete patio $78,000
Year-Round Sunroom (Covesville) Full sunroom Atrium double-hung windows with Low-E argon glass, ThermaTru French doors, Trex decking with carport beneath ($33.5K), mini-split HVAC, heated tile floor, architectural shingles $134,500
2nd Floor Addition + Kitchen (Charlottesville) 900 sq ft Alberene Soapstone kitchen counters, subway tile shower walls, herringbone master bath floor, glass shower enclosure, white shaker J&K cabinetry, tankless water heater $443,000

What pushes that number around:

Addition Projects That Stay on Schedule and Within Budget

A home addition is a substantial decision, and a well-managed project removes most of the stress that comes with it. The team plans carefully on the front end and runs the work on a schedule you can plan your life around, so the project finishes when expected and lands at the number you signed up for.
Budget: Think of a home addition as a permanent home upgrade rather than a one-time expense. The new space gets used daily for the next 20+ years and adds meaningful resale value when the time comes to sell. Spread across that timeline, the investment becomes one of the smarter home improvement decisions a family makes.
Timeline: The team respects your space and your routine. Crews arrive when they say they will, keep the work area clean, and finish on the schedule mapped out during the consultation. Active construction runs 3 to 5 months, with pre-construction phases (permits 3 to 5 weeks, selections 4 to 8 weeks, material ordering 6 to 10 weeks) adding to the total timeline.

Questions Lake Monticello Homeowners Tend to Ask

That’s the whole point. We match the existing roofline, siding, brick, trim, and window style so the new space blends in instead of standing out. After hundreds of these, it’s the part we’re proudest of.
Active construction usually runs 3 to 5 months. Add the permit, design, and material lead times on the front end, and the full timeline is closer to 6 to 11 months depending on the size.
All the time. A good suite has a bedroom, closet, full bath, and often a kitchenette, and we plan in accessibility features like wider doorways and curbless showers when they’re needed.
Yes, both. Permits, engineering review, and the Lake Monticello Owners’ Association architectural submissions all run through us. You sign where we point.
For most additions, yes. The work stays on the addition side and we keep things tidy. Second-story builds that open up the roof might mean stepping out for a short stretch, and we’ll flag that early.
Fifteen years on the structure, three on the finishes. And if something’s off after that, we still come back and make it right.
Your portal has daily photos, the live budget, and the schedule, so you can check in from your phone whenever you want.

(takes 1-2 min)

Lake Monticello is a gated lakeside community in Fluvanna County, just east of Charlottesville, built up largely from the 1970s onward as a mix of weekend getaways and full-time homes. Many of those houses were modest by design, which makes the area a natural fit for additions as families grow into the space and decide to stay for the long haul. The Fluvanna County building department oversees permitting locally, and the Commonwealth of Virginia sets the residential building code our work meets. Our office is a short drive away on Berkmar Circle in Charlottesville.
